Short-let management in Hayes
Hayes is where the Heathrow rail spur leaves the main line, and where a lot of the area's newer flats have gone up — around the station, along the Grand Union Canal and on the old EMI site at the Old Vinyl Factory.
Running a short-let in Hayes
What we plan for.
Who tends to stay
A mix of airport-linked work stays, people visiting family and friends in the area, and short corporate stays for people working along the M4 corridor.
The properties
New-build flats near the station and canal are popular with guests but often sit in managed blocks with building rules and lease restrictions. Older family houses further from the centre suit groups and longer family visits.
How we run it here
Managed blocks mean fob access, bin stores and concierge rules. We write these into the property's turnover notes so every clean follows the building's rules and neighbours aren't disturbed.

My flat is in a new-build block. Can I short-let it?
Possibly — but check your lease first. Many new-build leases restrict short lets or business use, and the freeholder or managing agent may need to consent. We ask to see this before we start.
Do you cover UB4 as well as UB3?
Yes, we cover Hayes, Yeading and Hayes End.
