Short-let, serviced accommodation & property operations
Your short‑let, properly looked after.
Cleaning, property care and co-host management across the Heathrow corridor — West Drayton, Hayes, Uxbridge and Heathrow. We’re a local cleaning operation first, so the home gets as much attention as the listing.

Where hosting becomes hard
The listing is the easy part.
Most short stays don’t struggle because of the photos. They struggle in the hours between guests, and in the messages nobody answered.
01The cleaner is running late.
Turnovers are scheduled and tracked, so a delay is spotted and dealt with before check-in — and you hear about it from us.
02Guest messages at all hours.
On Complete Co-Host, routine questions are answered within our support hours, and urgent issues follow a clear escalation process.
03Missing linen, no toilet roll.
Linen and consumables tracked between stays and topped up before they run out.
04A fault found after check-in.
Looked over at every turnover, and reported to you with photos as soon as we find it.
05Five suppliers, one stay.
Cleaning, inspection, guest support and upkeep run as one operation, with one point of contact.
What happens between bookings matters
A booking starts online. The stay is decided inside the property.
Stay-NeatEdge is the short-let division of NeatEdge Cleaning Ltd. Everything we do follows one operating routine, whichever level of help you choose.
- 01
Clean.
Professional turnovers to a documented checklist, by our own cleaning operation.
- 02
Inspect.
Condition, linen, supplies and maintenance checked between stays, with photos.
- 03

- 04
Report.
Clear information back to you: what was done, what was found, what it cost.
Choose how much help you need
Start with turnovers. Go further only if it helps.
Plenty of owners only ever want reliable changeovers. Others want the whole operation off their plate. Starting small is completely normal — we won’t push you up a level you don’t need.

from£65

Why Stay-NeatEdge
Fewer properties. Closer attention.
Most management companies organise cleaning. We are the cleaning operation — so turnovers, inspections and the condition of the home sit with the same local team, not a subcontractor two steps removed.
We’re deliberately building a small, carefully run portfolio around Heathrow rather than taking on every property we’re offered. The founder is involved in every onboarding, each home has its own written standard, and we grow only when those standards hold.
We’re welcoming a small group of founding properties now: a fuller onboarding, closer founder involvement and a structured monthly review. Terms are discussed at your review.
Co-hosting is new to us as a named service, and we’d rather say so than invent a track record. What we bring is an operation that already prepares properties properly and consistently.
How onboarding works
Questions before proposals.
- Step 1
Review
A conversation and a look at how the property runs today. We ask before we suggest.
- Step 2
Readiness
We confirm the property's intended use has the permissions and protections it needs.
- Step 3
Set-up
Operating manual, checklists, inventory, guest messages and your approval limits.
- Step 4
Operation
Live running with reports, and a structured review at the end of the first month.
For serviced accommodation operators
Running several units near the airport?
You probably don’t need another co-host. You may need a reliable local operation: turnovers, linen, restocking, inspections and a local team close to your units.
The Heathrow corridor
Close enough to get there.
We keep our area tight so the team can reach every property quickly — including on a same-day changeover.

Responsible onboarding
We check a property is ready before we manage it.
Before management begins, we ask owners to confirm that the property has the permissions and protections required for its intended use.
- Planning and the 90-night rule
- In Greater London, a whole home can generally be let short-term for up to 90 nights a calendar year without planning permission. Beyond that, permission from the council is usually needed. So we never assume a home can run as a short stay all year.
- Mortgage, lease and tenancy
- Many mortgages, leases and tenancy agreements restrict short lets or business use. Consent from your lender, freeholder or landlord may be needed.
- Insurance
- Standard home insurance often doesn't cover paying guests. You'll need cover that does.
- Fire and gas safety
- Paid accommodation carries fire safety duties, including a written fire risk assessment, and gas appliances need an annual check by a Gas Safe registered engineer.
- Registration
- The government has announced a national register for short-term lets in England. It isn't live yet; we'll help owners prepare once the details are confirmed.
- Your declared position
- We record what you've confirmed in a readiness file for the property. We don't give legal advice or approve a property as compliant — that stays with you and your advisers.
General information, not legal advice. For your own situation, check with the council, your lender or a qualified adviser.
Questions owners ask
Straight answers.
Do I have to give you full management?
No. You can start with Turnover Care or Property Care and stay there. Moving up a level is your choice, not part of the sales process.
Do you provide cleaning only?
Yes. Turnover Care is a service in its own right — ask for a turnover quote and we'll price your property per changeover.
Why would I pay 20% if I can self-manage?
Many owners self-manage well, and you may not need to. A management fee earns its keep when coordination starts costing you evenings, reviews or peace of mind. At the review we'll tell you honestly which level — if any — makes sense.
Who receives the booking money?
Our preference is that the platform pays you directly and we're paid our agreed fee separately. The arrangement for your property is confirmed in writing before we start.
Do you guarantee occupancy or income?
No. Anyone guaranteeing short-let income without knowing your property, your permissions and your calendar is guessing. We'll give you an honest view and report the real numbers.
Can you make my property compliant?
No. We work with properties that are suitable for their intended use. Before management begins, we ask owners to confirm the property has the permissions and protections it needs — those responsibilities stay with the owner and their advisers.
Can you manage my Booking.com listing too?
Airbnb is where most owners start. We can support other channels where the property's set-up allows, and we'll confirm exactly which channels we'll manage at your review rather than promise it up front.
Do you provide linen?
We can coordinate linen and laundry as part of Property Care or as a Turnover Care add-on. How it's supplied for your property is agreed in your quote.
Is guest support 24/7?
No, and we won't claim it is. Guest communication is handled within defined support hours, with a clear emergency process — including when guests should call 999 or the gas emergency line directly.
